Terms and Conditions for Booking

1.§ Owner: Veilis Oy

2.§ Rental duration: Unless otherwise agreed, the arrival time is 4 p.m and the departure time is 12 p.m.

3.§ Cancellations must be notified in writing to the Owner, either by email or letter. The cancellation is considered in effect when it has been acknowledged by the Owner.
For cancellations requested at least 21 days before the start of the rental, a cancellation fee of EUR 100 will be applied.
For cancellations requested less than 21 days before the start of the rental, the Customer is liable to pay the whole rental fee.
In case of requesting cancellation at least 48 hours before the start of the rental due to a sudden illness, accident or death of the Customer or a person in the same household, the Customer is entitled to a full refund of the rental fee, except for the EUR 100 cancellation fee. The incident must be notified to the Owner without delay and a medical certificate signed by a doctor or other reliable report must be presented. In case the cancellation due to the aforementioned reason is requested later than 48 hours before the start of the rental, the rental fee will not be refunded.

4.§ The rental fee includes: The free use of the villa Lemminkäinen, the smaller lakeside sauna, the boat and the canoe. The bigger lakeside sauna is not included and is available for rent separately.

5.§ Smoking is strictly prohibited inside the buildings! A cleaning fee of EUR 500 will apply in case of violating the smoking ban.

6.§ Pets are not allowed in Lemminkäinen.

7.§ Making an open fire or a campfire is strictly prohibited in the villa area! Always place candles or outdoor candle tins on a heat-resistant, nonflammable base.

8.§ Bottles, cans, cigarette butts and other waste need are placed in the bin and the trash bags are taken to the waste container. It is strictly prohibited to break bottles or leave any trash in the nature.

9.§ The firewood are chopped on the designated chopping block in the firewood storage shed.

10.§ The cleaning of the villa during the rental period is the responsibility of the Customer. Also the final cleaning at the end of the rental period needs to be done by the Customer, unless the final cleaning has been ordered when booking. If the final cleaning is not done properly, the Owner has the right to charge the cleaning fee.
The final cleaning includes: vacuum-cleaning the floors, mopping if necessary, making the beds, washing the dishes and placing them in the cupboards, cleaning the stove, the grill and the fridge as well as taking out the trash to the waste container.

11.§ The Customer is liable to cover any damage they have caused to the villa, the surrounding areas or the movable items. It is the responsibility of the Customers to familiarise themselves with the instructions and user manuals of the villa and the appliances.

12.§ Veilis Oy has the right to terminate the rental contract due to unreasonable behaviour, if, regardless of a warning, the Customer does not cease to cause danger or nuisance in the villa or in the surrounding areas. In this case the rental fee shall not be refunded.

13.§ Veilis Oy must be notified without delay about any complaints or observations about the condition or the accessories of the villa. The Owner reserves the right to make changes to the terms and conditions.

14.§ FORCE MAJEURE. In the event of a fire or other unavoidable, extraordinary circumstance, the Owner can terminate or cancel the booking. The Owner is responsible for informing the Customer about it as soon as possible. In a force majeure situation, the Customer is entitled to a full refund of the rental fee. Other possible costs caused by the force majeure cancellation to the Customer will not be compensated.

15.§ Any dispute, claim or other matter which may arise in relation to the booking may be taken to The Consumer Disputes Board in Finland. In case the issue is taken to Court, it is handled in the district court of the Owner’s place of domicile.
